Nearly 2000 modern radiators support comfortable and sustainable living in Brussels

Just a stone’s throw from Brussels city centre, the finishing touches are being applied to the Park Lane II project. With 11 buildings and 346 apartments designed to offer comfort in a sustainable setting, it represents a significant step in modern urban development. As the appointed radiator supplier, we are very happy to contribute 1957 modern radiators that align with the development’s contemporary architectural aesthetics and stringent energy efficiency standards.

Park Lane II

Park Lane is one of the two residential areas that complete the redevelopment of the historic Tour & Taxis site. This place is bursting with history as it once was an industrial site that served as a warehouse and goods station. In recent years it has emerged as a popular hotspot that’s strategically located along the Brussels-Charleroi canal, close to the North Station, and the historic centre of Brussels.

Across from the Park Lane I buildings, Park Lane II is currently in the finishing stage. The project includes a total of 346 apartments in 11 buildings with 5 to 7 floors spread across 2 inner courtyards. With a mix of different-sized units, ranging from compact studios to luxury penthouses with a large terrace, there are opportunities for various types of buyers and tenants to settle in the area.

For Investor Nextensa it was important to have a sustainability focus at the heart of the project. For example, BIM methods were implemented to save time, materials, and costs already in the planning stage. And for the buildings, a total of 7,000 tons of Silka calcium-silicate blocks were used. Silka is a mineral and fully recyclable building material, whose production process is less energy-intensive than that of traditional bricks or concrete. Moreover, all the calcium silicate blocks were delivered by water, which saved 75 tons of CO2 emissions and avoided 45,000 km of truck traffic on Belgian roads, more than one trip around the world.1 Further interventions such as the PV panels on the roof, extra insulation to minimize heat loss, and heat recovery via the ventilation system have contributed to a level A energy performance certificate for the Park Lane buildings.

To combine comfort and efficiency in terms of heating, installer Sanitechniek installed 1957 modern radiators from our range. “It’s a mix of profiled and flat-fronted panel radiators, designer radiators, and bathroom radiators that are selected to match the apartments’ interior design. The majority of the buyers have chosen horizontal panel radiators in the standard white RAL9016 colour, but there are also people who have opted for a vertical designer radiator and have ordered their radiators in a specific colour to blend in seamlessly with the décor”, says Christophe Raes, Sales Manager Projects at Radson.

“With our varied product range we are able to meet the demand for efficient products that align with the project’s sustainability vision but also offer Nextensa’s customers the flexibility to adapt the radiators to their personal taste. We were happy to collaborate again with Sanitechniek, who is a regular partner and particularly appreciates our good price-quality ratio and trustworthy service.”

Modern radiators controlled from central boiler rooms

Frederik Ghyselinck, HVAC and sanitary project manager at Sanitechniek, gladly provides us with more technical details about how the radiators are heated. “The gas pipe runs through the car park towards a central boiler room, where 2 condensing gas boilers are installed. These operate simultaneously when there’s a very high heat demand. This increases the range, but at the same time allows us to use only one boiler when heat demand is low, which is more sustainable than having just one large boiler that would only operate at 25% in such a case and wouldn’t condense as well.”

“Together with the customers we discussed their heating needs and then dimensioned the radiators accordingly. These could be quite compact thanks to the very well-insulated building envelope. Whereas most buyers will simply use the apartment as their primary residence, some requested extra heating capacity to be able to, for example, convert the unit into an office space at a later stage or to also use their bedroom as a home office.”
